Cottage Booking Conditions
Minimum of two nights to be booked. If you would like to book one-night please phone we may be able to help on last-minute bookings. Occupancy shall be from 2 pm on the day of arrival to 10 am on the day of departure unless agreed otherwise. The number of people occupying a property must not exceed the maximum number stated in the property description, unless by prior arrangement.
Online bookings– A deposit of £30 or the full balance can be paid. (options will be shown in the checkout zone)
In the checkout zone, there are two options of payment.
1) Pay by card with our online gateway (Payzone)
2) Pay us directly by BACS or Phone to make a card payment.
The full balance of the total holiday is payable no later than 28 days prior to arrival and if not paid, the owner reserves the right to cancel the holiday booking.
Email or phone bookings- more than 28 days prior to arrival, A deposit of £30 is required. In that case the deposited will be forfeited.
Should the holidaymaker cancel the holiday up to 28 days prior to the arrival date, the deposit will be forfeited. If the cancellation of the holiday is made less than 28 days before the arrival date the full cost of the holiday is payable.
No refunds and/or discounts are given for inclement weather, late arrivals or early departures.
Cancellation by Us
We reserve the right to cancel your booking in the unlikely event of conditions beyond our control, and in this event, we will return the money you have paid or will offer alternative dates. We do not pay compensation.
Damage or Losses
The holidaymaker is responsible for leaving the cottage in good order and in a clean condition. The holidaymaker undertakes to pay for any damage or losses incurred during occupation and/or any extra cleaning costs incurred. The owner reserves the right to evict the holidaymaker or any member of the party if excessive damage has been caused, without refund.
All persons staying on or visiting the site use the facilities provided entirely at their own risk. Cripps Farm Park cannot accept any liability for loss, damage or accident to persons or property.
Quiet dogs are welcome accompanied by responsible owners, in Barn owl and Kingfisher cottages only, by prior agreement, at an extra charge per week per animal. You must ensure that the dog(s) are always kept on a lead. All fouling must be collected and disposed of using the bags and bins provided. Dog beds are not provided. Don’t leave your dogs’ alone in the cottage for long periods of time. All fouling is to be cleared up before departure.
Fishing is limited to customers of the caravan park. Fishing is FREE fishing for cottage customers. Family and friends who wish to fish, must pay. Tickets are available for half day £3 or £5 for the day. A weekly ticket can be purchased for £25.

You must have a rod licence;
Keep nets are not permitted (only to be used in matches);
Only barbless hooks are permitted;
Rods are not to be left unattended;
Dawn to dusk fishing only, is permitted. Sorry night fishing is not permitted;
Unhooking mats and landing nets must be used at all times;
All fish to be returned to the water immediately.
Photographed fish must be held over an unhooking mat. Please ensure you kneel down when taking photographs. Under no circumstances should you hold a fish standing up.
The rivers are shut between 15th March and 15th June. The lakes are open all year.
Barbecues are permitted but must be raised above the ground or placed on suitable surfaces so damage to the grass is avoided.
No Parking on the grass.
All visitors to use visitor’s car park.
Cars are parked at your own risk on site, please use designated areas.
Please comply with the 10mph speed restriction around the park.
All drivers must hold a full current driving licence.
DO NOT drink and drive.
Please familiarise yourself with Fire, Flood and Evacuation procedures
Make yourself aware of the fire extinguisher stations and fire bells around the park.
Children under the age of 16 must always be supervised, so they are not a nuisance or danger to themselves or other people using the cottage and/or park.
Bikes or ball games are NOT to be played around the cottages or caravans.
Fireworks are not permitted on the site.
There is a variety of machinery, pedestrians and animals around the site please be aware of these.
Smoking is not permitted in any of our buildings. You may smoke outside where ashtrays are provided.
Farm buildings are authorised access only.
Lambing season – pregnant women are not to go into the lambing shed as this can harm your unborn child.
Wash your hands after handling the animals.
No unauthorised access to the stables.
DO not feed the horses as they may mistake your fingers for food!
Do not enter any fields with livestock this is for your own safety.
We have 24-hour CCTV for security.
Report any suspicious behaviour to a member of staff.
If you need to change or amend any aspect of your booking you must contact us immediately to see if we can accommodate your request.
Cripps Farm reserves the right to refuse any booking for any reason expressed or otherwise.
Cripps Farm reserves the right to evict anyone causing a nuisance or damage, without refund.
All persons staying on the park must always conduct themselves with due regard to the enjoyment and comfort of others.
Our guests choose Cripps Farm to enjoy the peace and tranquillity of the countryside and so we ask that all noise is always kept at a reasonable level and to an absolute minimum between 10pm and 9am.
Nothing in these conditions will affect your statutory rights as a consumer. For further information about your statutory rights contact your local authority Trading Standards Department or Citizens Advice Bureau.
